A GREAT PLACE TO LIVE
People in Morgan County consider themselves fortunate to live in a place that combines the low cost and sensibilities of rural living with the cultural opportunities that thrive less than two hours away in Baltimore and Washington, D.C.

HOUSING
Real estate prices and taxes are well below those of neighboring rural and small city areas. An hour away from some of the nation's most expensive real estate, Morgan County presents a wide range of reasonably priced housing. The average cost of a home in Morgan County is 33% lower than in Baltimore and nearby Hagerstown, Md.

RECREATION
The Morgan Arts Council provides an array of activities the year 'round. That's one reason why national arts columnist John Villani named Berkeley Springs one of The Best 100 Small Arts Towns in America. Folks flock to the summertime Concerts in the Park that showcase a wide variety of talent. Fall is highlighted by our Apple Butter Festival, featuring more than 200 dealers of arts and crafts and bubbling kettles of apple butter being stirred on the town square. The world's largest water-tasting competition provides the centerpiece for Morgan County's Winter Festival of the Waters. A Robert Trent Jones-designed golf course is a major attraction at our Cacapon State Park and The Country Inn attract thousands of tourists and provide facilities for small conferences. At our county border is The Woods Resort, with its own golf courses. White Tail ski slopes are but 30 minutes away.

TRANQUILITY
Miles and miles of countryside and riverside are here for your enjoyment. We're a mecca for hunting, fishing, hiking or strolls in the woods.

Morgan County is proud to reflect West Virginia's record of having the lowest crime rate in America, an honor it has held for two decades.
This eases the recruitment of night-shift workers, and brings savings in insurance costs. A West Virginia business benefits from our tradition of safety and security.

Agritourism is also a growing part of our local economy. Area farms provide produce to grocery stores year round, and our farmers markets provide fresh seasonal goods to area restaurants and individuals. To find out more, explore our
Farm Directory.
